Lakeway outdoor kitchens are usually built facing Lake Travis, often on an upper terrace or a deck rather than on flat ground. That affects structure, wind, and smoke more than it affects price. Kitchens here range from $15,000 to $25,000 for a grill and sink island to $75,000 to $150,000 or more for a luxury suite, and permits are issued by the City of Lakeway.
On steep Lakeway lots, the flat outdoor space is often a raised deck. A stone island with granite counters and a built-in grill can weigh thousands of pounds, concentrated in a small footprint. Deck framing designed for people and furniture is not automatically ready for that.
We either frame the deck section under the kitchen for the extra load, with added joists, beams, and footings, or use lighter materials like stainless or powder-coated aluminum cabinets with a thinner top. We also keep the grill away from composite or wood decking and use a noncombustible base under it.
Lake-facing lots catch wind that funnels up the slope, especially in the afternoon. A grill facing the water can have smoke blown straight back into the dining area and the open doors of the house. We angle the cooking line so the cook faces guests and the view while smoke moves sideways and away.
Wind also affects burners. Side burners and flat tops on an exposed terrace benefit from a windscreen or a back wall on the lake side.
Lake wind also carries grease smoke onto glass doors and railings. Keeping the grill a few feet off the house wall helps, and so does a hood if the kitchen sits under a roof.
Lakeway clients are more likely than most to want a full appliance suite: grill, side burner, pizza oven, refrigerator, ice maker, and sink. A complete outdoor kitchen runs $50,000 to $85,000, and luxury suites run $75,000 to $150,000 or more. Keep tall items like a pizza oven dome or refrigerator column at the ends of the island so they do not block the lake from the table.
Many Lakeway neighborhoods, such as Rough Hollow and Flintrock Falls, also require HOA approval. We handle both the HOA and city submissions.
On a lot that falls toward the lake, the kitchen often sits lower than the house. Gas and electrical can follow the slope without much trouble, but a sink drain cannot run uphill. If the kitchen sits below the point where it would tie into the house's sewer line, the drain may need a pump or a different route, and we check that before placing a sink.
Long runs down a slope also mean retaining walls, steps, and rock. Much of Lakeway sits on shallow limestone, so trenches may need cutting. We price each utility run separately, so you can see what the sink or the refrigerator actually costs to reach.
Lakeway lots are built on the limestone hills above Lake Travis, and many of them fall away steeply from the back of the house toward the water or a canyon. That means the deck is often the main way to use the yard at all, and its railing decides what you see from inside. We build hillside decks, covered patios, pergolas, gazebos and outdoor kitchens across Lakeway.
Permits, HOAs, soil and local building tips for Lakeway
"First thing I look at in Lakeway is the view. Which way does the lake sit, where does the sun set. You want the deck oriented to take advantage of that, and railings that don't block it. Hillside builds take more engineering and more pier work than a flat lot, and we price that in up front."
