"Dad started this company in Leander in 1984, and our shop is just up the road in Liberty Hill now. Most Leander homes are newer, so the question is usually how to attach to the house the right way. That means a flashed ledger bolted to the rim, not nailed to siding. Get that wrong and you've got water in the wall."

Learn moreLeander permits are issued by the City of Leander through its Development Hub under the 2021 IRC. Inspections requested before 4 pm are usually done the next business day. Homes in the ETJ generally only need city permits for water or wastewater connections. We handle the submittal and inspections.
Nearly every newer Leander subdivision, including Crystal Falls, Travisso, Bryson, Mason Hills and Summerlyn, has an HOA with architectural review. Expect to submit a site plan, elevations, materials and colors. Some communities also limit structure height or visibility from the street or golf course. We read your community's current guidelines, prepare the package, and wait for approval before filing with the city.
Most of Leander sits on Hill Country limestone with thin, rocky soil. Footings on those lots are drilled into rock. Lower areas and creek bottoms can have deeper clay that moves with moisture, so we probe every site. On new-construction lots, disturbed fill near the foundation also needs to be dug through to firm ground.
The challenge: Most Leander homes are recent builds with brick or stone veneer and siding. A deck or cover attached the wrong way traps water behind the veneer or siding.
How we handle it: We attach through to the house framing with a properly flashed ledger, or design the structure to stand on its own posts when attachment would compromise the wall.
The challenge: Crystal Falls, Travisso, Bryson and most newer communities require HOA approval, and the City of Leander requires a permit for decks, patios and patio covers.
How we handle it: We submit to the HOA first, then file with the city through its Development Hub once the HOA signs off, so nothing gets redesigned twice.
The challenge: Many Leander lots, especially on the west side, slope and have limestone close to the surface.
How we handle it: We drill footings into rock and step decks with the grade. A two-level design often keeps the upper deck lower and the stairs shorter on a falling lot.
"Being based in Leander matters. Our neighbor recommended All Seasons - they'd built decks for several families on our street. That local reputation sold us. The deck they built is beautiful, but more importantly, they were professional, on time, and exactly as described. That's rare in the construction world."
