All Seasons Decks builds decks throughout Georgetown, from Sun City and Berry Creek to the older homes near the Square. The deciding factor here is usually the approval path: the City of Georgetown permit plus, in many neighborhoods, an HOA or the Sun City Modifications Committee. We prepare both submittals and build to the 2021 IRC the city enforces.
Georgetown issues its own building permits through MGO Connect, not Williamson County. Decks, patios, and patio covers and pergolas all require one. The city lists deck reviews at 15 to 20 business days, so three to four weeks of calendar time before we can break ground is normal.
Once approved, the city inspects in stages: a pre-pour inspection before footings are poured, a setback inspection to confirm the deck sits where the plan says, and a final. We schedule each one and keep the crew sequenced around them.
Sun City has its own Modifications Committee that reviews exterior changes, and that approval comes before the city permit. We prepare the committee package with drawings and material samples and follow its current guidelines.
Design needs here tend to be specific. Homeowners want a deck close to the level of the back door so there is no step to trip on, wide stairs with handrails on both sides if stairs are needed, and a surface that never needs sanding or staining. Low-profile composite framing handles most of that. Where the grade drops, a short ramp or wide landing is often better than a flight of steps.
Georgetown straddles two soils. Neighborhoods on the west side, including much of Berry Creek and the older areas near the river, often sit on limestone close to the surface. Newer subdivisions east of I-35 sit on Blackland Prairie clay that swells and shrinks. Rock gets drilled piers. Clay gets deeper footings set below the active layer. We decide pier by pier after probing the site.
A 12x16 deck runs $12,000 to $16,000. A 16x20 composite deck with railings runs $20,000 to $28,000. Composite is priced at $35 to $55 per sq ft installed and cedar at $30 to $45, so on a 300 sq ft deck the gap between them is small compared with the stain cycles cedar needs every couple of years.
Material choice in Georgetown usually comes down to upkeep. Many owners here do not want to spend a Saturday every other summer sealing boards, and composite at 25 to 30 years of life removes that chore. For a deck that will later sit under a patio cover, pressure-treated pine at $15 to $25 per sq ft is a sensible way to save, since the roof protects it from the sun that shortens pine's life. Either way, we set the railing height and stair layout for the people who will actually use the deck every day.
Georgetown splits in two below the grass. West of I-35 you often hit limestone a few inches down. East of the interstate, Blackland Prairie clay runs deep. That one fact shapes every deck, patio cover and pergola we build here, along with Sun City's own review step and the historic overlay districts around the Square. We build decks, covered patios, pergolas, gazebos and screened porches across Georgetown from our shop in Liberty Hill.
Permits, HOAs, soil and local building tips for Georgetown
"The first thing I want to know in Georgetown is which side of I-35 you're on. West side, we're usually drilling footings into rock. East side, we're digging through clay that moves every time it rains after a dry spell. A lot of folks here are also done with staining, so composite comes up in almost every conversation."

A well-built deck adds 70-80% of its cost back to your home value - one of the highest ROIs of any home improvement. But a poorly built deck becomes a liability: wood rot, unstable railings, even detachment from the house. In Texas, where we swing from 20 degrees to 105 degrees in a single year, proper engineering isn't optional.
Our deck designs account for 100+ degree surface temperatures, freeze-thaw cycles, and the expansion/contraction that destroys poorly built decks. We've refined these details over 5,000 projects.
We back our workmanship for a full year and your materials carry manufacturer warranties up to 50 years. That's confidence earned from four decades of standing behind our work. Most contractors won't even put their warranty in writing.
Permits, HOA architectural review, utility locates, inspections - it's all included. You approve the design and we take it from there. No project management headaches for you.
No subcontractors, no rotating workers. The experienced team that starts your deck finishes it. They take pride in their work because their name is on it.
